Buying a property in Croatia
Foreign house buyers buying in Croatia can purchase in one of two ways as a private individual or through a company. Before embarking on either method a preliminary agreement is drawn up with the vendor and a 10% deposit will be paid before the main process begins.
Buying as a private individually requires the buyer to obtain a permit from the Ministry of Foreign Affairs which can take up to one year (though usually about half that ) and involves submitting a large quantity of documentary evidence . However, there may be tax advantages to buying in this way, which could make the wait well worth your while. Consult a tax specialist to determine your exact liability.
Buying through a company involves registering a commercial entity with oneself as shareholder a degree of bureaucracy and a few fees are involved here and was with purchasing privately, its vital to have a lawyer who can guide you through what can be very complicated process
Once status is confirmed the two parties sign a contract in front of a notary and if necessary an official translation should be prepared.
Once the contract is signed then presented to the land registry and a 5% transfer tax is paid completing the transaction. Other taxes include 22% VAT on new build homes and income tax of up to 25% on rental profits.
